Williams Appraisal, Inc. strives to deliver an accurate appraisal product in a timely manner.
I am a full service Real Estate Appraisal firm specializing in Single Family dwellings, 1-4 Family housing units, and vacant land appraisals.
Williams Appraisal, Inc. was established in 1985 with the mission of providing residential real estate appraisals to the lending community and other individuals. Much has changed in the past 34 years. Advances in technology and the changing real estate market have demanded more of the appraiser. New and changing state and federal regulations have made the appraisal industry much more complex. Having a knowledgeable appraiser for "your" market is the best defense against receiving a questionable opinion of value estimate.
Patrick D. Williams has been licensed as a residential appraiser since 1993 and obtained his Certified Residential Appraiser's license in 2008. Patrick has been approved for FHA related appraisals since 1995. He has owned and operated Williams Appraisal, Inc. since 2004. Contact him at email@example.com.
I am regulated by the State of Michigan and have kept abreast of current technology and trends in the local real estate market. I adhere to the strict code of ethics required by the Uniform Standards of Professional Appraisal Practice (USPAP) and strive to complete each appraisal in a fair, honest, and professional manner.
I am required to complete continuing education with each bi-annual license renewal. Some of my recent eduction topics include: USPAP updates, Michigan Law, Essential Elements of Disclosures and Disclaimers; Land and Site Valuation; Income Capitalization; Technology for Today’s Appraiser; Appraisal Trends; Appraising FHA Today; 2-4 Family Finesse; Appraisal Current Events; The Big Picture - Anatomy of A Real Estate Transaction; Real Estate Fraud; Residential Design and Functional Utility; Residential Consulting; Supporting Sales Comparison Grid Adjustments; Appraising Manufactured Housing; Identification of Apparent Environmental Hazards; Contamination and the Appraisal; Highest and Best Use and Market Analysis Parts A & B; Narrative Report Writing; Case Studies in Residential Highest and Best Use; FHA Homebuyer Protection Plan and the Appraisal Process; Appraisal Office Management; Risky Business: Ways to Minimize Your Liability; Appraisal Applications of Regression Analysis; Introduction to Legal Descriptions; The Dirty Dozen; Mold, Pollution and the Appraiser; Introduction to the Uniform Appraisal Data Set; Environmental Issues for Appraisers; The NEW FHA Handbook – 4000.1; How to Support and Prove Your Adjustments; A Review of Disciplinary Cases: How to Avoid a Visit with the Licensing Board; Fannie Mae Appraisal Guidelines: Debunking the Myths, Residential Property Inspections for Appraisers; Complex Properties: The Odd Side of Appraisal
